Kimco Realtyannounced its transaction activity for Q3 with respect to its ongoing U.S.-portfolio recycling initiative. Since the end of Q2, the company has sold 23 non-strategic retail properties comprising 2.7 million square feet for $165M. Since the start of the company’s asset recycling program in September 2010, Kimco has disposed of 86 non-strategic properties comprising, on a gross basis, 7.9 million square feet for $529.9M. Kimco’s share of the proceeds from these sales was $387.4M and was utilized by Kimco to opportunistically add high-quality shopping centers in core markets to its portfolio. During Q3, Kimco continued its strategy of reducing its non-retail investments by approximately $36.2M through the sale of two urban properties and the partial repayment of a mortgage receivable. |

Kimco Realty announced that it has added the Marketplace at Factoria in the suburban Seattle community of Bellevue, Wash. to its consolidated portfolio. The company has acquired a majority of its joint venture partner’s ownership interest in this 510,000-square-foot shopping center based on a gross value of $130.75M. Kimco previously held a 50% ownership interest in this property. Marketplace at Factoria is approximately 94.3%-occupied and anchored by several large national and regional retailers, the company said. |
