On the Q3 earnings conference call, Host Hotels & Resorts (HST) president and CEO W. Edward Walter said the company is seeing some favorable trends beginning to develop despite overall weak demand compared to pre-downturn levels. He said that in the last few weeks, the company has been seeing transient room nights run ahead of last year's case in Q4 despite the expected decline in leisure-related trends, which suggests that corporate demand may be beginning to stabilize. While Host's group business does continue to be impacted by the weak economy, Walter, who said his visibility remains limited, said there are some indications that this aspect of the business was beginning to stabilize. Looking ahead, Walter said its transient demand is improving and expects the first signs of better results will ultimately be driven by that segment. Host expects that it will need to see a meaningful improvement in occupancy before it sees pricing strength and said it expects to see deal flow improve in 2010. :theflyonthewall.com
