Chesapeake Lodging Trust (CHSP) announced that it has purchased the 410-room W New Orleans from Starwood Hotels & Resorts Worldwide (HOT) for $65.0M. The Trust will renovate the property and continue to work with Starwood on a long-term basis.

Stratus Properties (STRS) announced that on September 28, 2015, Stratus completed its previously announced acquisition of Canyon-Johnson Urban Fund II, L.P.'s approximate 58% joint venture interest in CJUF II Stratus Block 21 LLC, which owns a 36-story mixed-use development in downtown Austin, Texas, anchored by the W Austin Hotel & Residences (HOT), for approximately $62M. Stratus funded its acquisition of Canyon-Johnson's interest in Block 21 with approximately $32.3M of proceeds from its non-recourse term loan with Bank of America (BAC), a $20M term loan under Stratus' credit facility with Comerica Bank (CMA), and approximately $9.7M in cash. The Sale and Purchase Agreement contains customary representations and warranties, and the parties have agreed to indemnify each other in connection with the breach of such representations and warranties. Block 21 is now a wholly-owned subsidiary of Stratus. As of September 28, 2015, in addition to its real estate assets, Block 21 had cash and cash equivalents of approximately $22.8M.

Chesapeake Lodging Trust is providing an update to its 2015 outlook. "We expect to achieve our previously provided outlook on RevPAR growth for our hotel portfolio for the third quarter and full year, however, we are adjusting our outlook for the second half of 2015 to primarily reflect (1) a change in expectations in the composition of our RevPAR growth which we now expect to be led by stronger occupancy growth and modestly lower ADR growth than previously expected, which negatively impacts profitability, (2) weaker than expected results in late August and early September as a result of the Labor Day shift and (3) a significantly larger than expected increase in property taxes at our two Chicago hotels," said James L. Francis, Chesapeake Lodging Trust's President and CEO.

Starwood announced its presence in Brazil will expand with the signing of Sheraton Santos Hotel, owned by local real estate developer Grupo Mendes. The signing comes on the heels of the recent reopening of Sheraton Barra Rio de Janeiro Hotel in May and, fitting for the Sheraton brand, will be the first international upper-upscale hotel in Santos in the state of Sao Paulo.
